Why would I pay someone to manage my farmland?
Most of our clients have inherited land but don’t farm the land themselves. If this describes you, chances are you don’t have the time to stay up to date on fair lease arrangements and rates, or on current agronomics. A farm manager is equipped with the knowledge and experience to look after your financial interests and the ongoing health of your land. About our Farm & Ranch Management services

What does it cost for you to manage my land?
Our fees are a small percentage of the revenue the land generates, and vary depending on the type of lease arrangement (e.g. cash rent vs. crop share).

What protects me if you’re handling my money?
As licensed real estate professionals, we are required by law to follow strict rules on the handling of clients’ money to provide the proper security and protection.

Do you offer succession planning services?
While we know a lot about it, we work closely with other professionals who are expert in specific areas of succession and transition planning – for example, tax planning would be the domain of an accountant. We believe in doing what we’re good at, and collaborating with other advisors to provide a complete solution.

How do you balance annual income with my desire for long term tenants?
We believe in fairness for all. If lease terms and rental rates work for both landowner and renter, then both parties accomplish their goals. Agreements that are balanced for both parties usually make for healthy business dealings.

What information do I get from you?
Our landowner clients receive written and photographic reports on what is going on with their land, in addition to monthly accounting statements. Our farm managers are also available to answer questions by phone or by email.

What if I want a creative lease agreement?
We can customize leases so they can include terms and conditions that work for you. Examples of this would be flex leases or production joint venture agreements.

What will the current renter think?
If the current renter is doing a good job of farming the land, they would stay, as long as we can negotiate a lease agreement and rental rate that are fair. If the current renter doesn’t continue, we are responsible for finding and securing a new renter.

  What will the neighbours think?
The neighbours shouldn’t be impacted, other than positively. Our goal is to find responsible renters, who treat landowners and neighbours with respect.

Why would I sell my farm through a real estate agent? Why wouldn’t I do it myself?
Some people are capable of selling their land themselves. But some sellers need help to ensure they get the best price for their farm, for the benefit of themselves and their families in the longer term. In those cases, it makes sense to involve a real estate professional. Benefits include comprehensive knowledge of prices in the area, the ability to negotiate without letting emotions get in the way, and sound advice on important components of any deal.   Doesn’t selling through a real estate agent cost a lost of money?
Real estate fees are a small percentage of the total price. The agent may be able to achieve a better price than an owner would, more than making up for their fee.
